10 tiny homes for short-term rentals listed at $3.3M in Houston

In a city as expansive as Houston, some are cashing in on homes that are not quite as big.

Ten tiny homes at 1510 Dumble Street are for sale in Houston’s Eastwood, near Telephone Road and across the street from Eastwood Academy High School. EaDo is a few blocks away, as is Hunter Pence’s board game cafe, Coral Sword. 

The homes, which some are currently listed on AirBnb as “The Dumble Doors,” range from 650 to 800 square feet, with all ten being sold by Sotheby’s International Realty at a total listing price of $3.3 million. 

“If we can’t sell them all at once, we don’t want to sell,” real estate agent Jonathan Williamson said. 

The property is being listed as an “income-producing tiny home enclave,” that has ten modern and functional units with a small footprint. The homes are built by Refuge and designed by local Brett Zamore Design.

The Dumble homes are at most two stories and are ideal for short-term renting. Williamson said that while the listing have been on AirBnb for the last few years, they have produced a 90 percent rate of occupancy. Williamson also said that if they can’t get the right price for the homes, they may just keep them as AirBnbs. 

“Typically they go for about $120 to $150 a night,” Williamson said. “They’re also available to rent all 10 houses at a time for large groups. At that point the tenant will go for about $2800 a night.”

Williamson said they also stay booked because of the proximity to the Medical Center and Downtown’s stadiums, and they’re within walking distance to several local coffee shops and art galleries. 

Williamson also said tiny homes in Houston may be trendy because the average home in Houston hit $400,000 and first-time homebuyers purchase smaller houses because of it. Williamson said the listing price for the property amounts to selling the tiny homes at $330,000 each, and the ten homes can be expected bring in about $35,000 a month on average.

The original development of the land was replatted for three and four-story townhome units but the developers and the real estate brokerage decided against making townhomes that tower above the Eastwood neighborhood.

“We didn’t want to put four story townhomes towering over those historic bungalows,” Williamson said. “We worked with Brett and came up with a plan that utilizes those townhomes while building something a little lower profile.”
