$19.5M Corona del Mar home will star in ‘Selling The OC’ season debut – Orange County Register

There’s no denying this oceanview Corona del Mar mansion is luxurious.

But the five-bedroom, 11,000-square-foot house also boasts the highest standard in green design and recently became the most expensive home sold in its upscale Irvine Terrace neighborhood. The steel-concrete-glass home changed hands on May 3 for $19.5 million, plus $1 million for the art and furnishings.

Jason Oppenheim co-listed the property with his cohorts Alexandra Jarvis and Alexandra Rose of The Oppenheim Group. They are also his co-stars in the Netflix “Selling Sunset” spin-off series, “Selling The OC.”

Premiering sometime this year, Oppenheim confirms the house will appear in the debut season. Netflix announced the entire cast of agents in an expletive-laced trailer for the new unscripted real estate series that documents Oppenheim and The Oppenheim Group’s expansion into Orange County with the promise of plenty of scandalous behavior. Alex Hall, Austin Victoria, Brandi Marshall, Gio Helou, Kayla Cardona, Lauren Brito, Polly Brindle, Sean Palmieri and Tyler Stanaland round out the cast.

Tim Smith of Coldwell Banker Realty represented the buyer.

The house has appeared on and off the Multiple Listing Service since 2014.

When it hit the market in 2019, it sought $22 million. It dropped the price in 2020 to $19.995 million, closing at $19.5 million for the property. The MLS shows that the price exceeds the $10.5 million record-high sale of another Irvine Terrace home in October 2020.

Unlike that previous sales record-holder built in 2018, this one is not a new house.

Completed in 2010, it spans three levels and is accessible by staircase or commercial-grade elevator.

An entry bridge, paved with Jerusalem stone and backlit blue glass inserts, leads to the interior. There, skylights and glass walls set the open floorplan aglow and frame coastal views of Newport Harbor with Catalina Island in the distance.

The grounds include an infinity pool and spa and a complete outdoor kitchen with a wood-burning pizza oven.

Inside the house, a 14-seat state-of-the-art theater and listening room, a gym, a full-size bar and a basement game room add to the luxury. And all of it is supported by a 26.5-kilowatt solar array, a 100% water treatment process system and a backup 38-watt generator with a built-in fuel supply that can power the emergency functions for several days.

In 2011, it received LEED Platinum certification from the U.S. Green Building Council, its Communications Director Deisy Verdinez confirmed in an email.

But the listing claim that it’s “one of the largest private residences in all of North America to be certified LEED Platinum?”

That “may make it hard to fully confirm,” Verdinez added.

As she explained, the Green Building Council uses gross square footage to calculate size. The metric is used for planning and budgeting in construction and benchmarking for operations and maintenance. It’s measured from the outside of exterior walls and includes all space within.

“Based on the information provided to us, we see that the prosperity is 1,032 gross square feet, which is a pretty common size for a private home and nowhere near the top of the list for largest LEED Platinum-certified homes,” she wrote.
