ExtraSpace was expanded and renovated before the sale. (Photo/Provided)Ziff Real Estate Partners announced the disposition of their condominium interest in Bridgeport II, located in Mount Pleasant, as well as their wholly owned ExtraSpace Storage located in Chicago Heights, Ill.

Bridgeport II is located at the foot of the Arthur Ravenel Bridge in Mount Pleasant, five minutes from downtown Charleston, and 20 minutes from Charleston International Airport. It boasts Class A finishes including a two-story front lobby with a koi pond, brick finishes, and rooftop deck. Bridgeport II was the second phase of the Bridgeport office project and has a total leasable area of 30,000 square feet of space and parking.

ExtraSpace Storage was acquired by Ziff Real Estate Partners in 2011. Since acquisition, the property was expanded and renovated, according to a news release. Prior to the expansion completed in January of 2019, the property did not feature any non-climate controlled units or rental parking, resulting in a struggle in operations against competition that offered both climate controlled and non-climate controlled unit types as well as parking. Chicago Heights added nearly 20,000 square feet of non-climate controlled self storage, and 14 parking spaces in a secured setting within the existing facility’s property.

Ziff was represented in the sale by Gabriel Coe of Marcus and Millichap.


Todd Garrett, Tradd Varner and Daniel McClam of Avison Young represented 756 St. Andrews Blvd LLC in the lease extension of 2,100 square feet industrial space at 7187 Bryhawke Circle, Suite 900, in North Charleston to Advanced Glass Services LLC.


Avison Young commercial real estate said Rakan Draz, Craig Massey, John Odom, and James McKay represented The Whale CHS LLC in leasing 1,403 square feet of retail property located at 1604 Meeting St. in Charleston from Refinery on Meeting LLC.


Scott Peevy of NAI Charleston represented the buyers in two recent investment transactions. A 7,450-square-foot multi-tenant flex industrial building at 4 Hunter Road in Hilton Head was purchased for $520,000. The second property is in Laurel, Miss., at 1495 Pine Belt Drive. The single tenant net-leased medical office building was purchased for $1,232,000.


Todd Garrett, Tradd Varner and Daniel McClam of Avison Young commercial real estate represented Infinger Family LLC in the lease extension of 3,000 square feet of industrial space at 4748 Franchise St., Sutite B, in North Charleston to Go Earn It Apparel. Gia Lee of Marshall Walker Real Estate represented the tenant.


Tradd Varner, Todd Garrett and Daniel McClam of Avison Young represented Shahriar Khazai in the lease extension of 15,000 square feet of industrial space at 2314 Air Park Road in North Charleston to Tidal Wave Water Sports.


Avison Young’s Alan Bolduc, Courtney L. Marous, Kathleen Isola and Ryan Young represented Pidgeon Bay Properties LLC in the sale of three existing industrial buildings totaling nearly 25,000 square feet and proposed 16,200 square feet of new construction planning on 15.47 acres at The Shops at Pidgeon Bay located on Pidgeon Bay Road and W. Richardson Avenue in Summerville  to 310 Industrial Road LLC.


Twin Rivers Capital LLC recently completed the sale of the Pamplico Crossing shopping center in Florence. The center, which is located at 1925 Mountain Laurel Court, is fully leased and anchored by Starbucks and Firehouse Subs. The 15,580-square-foot center was also developed by TRC.


Jeremy Willits and Gerry Schauer of Avison Young commercial real estate represented Charlotte & Alexander LLC in leasing a 2,247-square-foot office space at 90 Alexander St. in Charleston to Evening Post Publishing Newspaper Group. Sarah Shelley of NAI Charleston LLC represented the tenant.


Tradd Varner, Todd Garrett and Daniel McClam of Avison Young represented Oscar Johnson Road LLC and 522 Wando Lane LLC in the purchase of a 2,530-square-foot industrial building at 2511 Oscar Johnson Drive in North Charleston from 2511 Oscar Johnson LLC. Joseph Tecklenburg of CCTRE represented the seller.
