Retail demand spurs Northwest Houston industrial deal

Alco Designs, a California manufacturer of retail merchandise displays, purchased a 65,000-square-foot front-load distribution facility along with 6.5 acres at 6552 W. Little York Road, known as Northwest Place Industrial Park II, from Houston-based Levey Group. Alco will occupy the vacant portion of the facility where Tytan International, a supplier of industrial and agricultural products, leases 28,500 square feet. Levey continues to own and manage Northwest Place Industrial Park I across the street.

Buffalo Industries, a manufacturer of recycled and new rags and wipers for the paint, automotive and industrial industries, renewed and expanded its lease to 60,000 square feet at 6311 Brookhill Drive in southeast Houston. Joel Michael of NAI Partners represented the tenant. Ed Bane with Bridge Commercial Real Estate represented the landlord.

Circulus Holdings expanded into 6,640 square feet at 1400 Broadfield Blvd. Ami Figg represented the landlord, Hartman Income REIT.

A California investor purchased the Econo Lodge Inn & Suites Beaumont, a 53-room hotel at at 2030 N. 11th St. in Beaumont. Marcus & Millichap brokered the sale.

Nashville-based Montecito Medical purchased a 23,731 square-foot medical office building at 136 Vision Park Blvd. near The Woodlands. Built in 2006, the building is 100 percent leased to Northwoods Urology and Aspire Hospital.

Diamond Property Group purchased an 11,000-square-foot building at 1355 Sheffield from Three S Partners. Rob Stillwell of Newmark represented the buyer.

Mann Philips renewed its lease at 1717 St. James Place. William McCarthy of Finial Group represented the tenant.

P + R Productions, a full service video production company, leased 1,200 square feet at 1458 Campbell Road from RSB Associates. Melissa Gerber Brams of Gerber Realty represented the tenant.

Firas Zebian purchased two four-unit residential complexes at 1410 W. Clay and 1220 Waugh in Houston from the Richard Alan Frazier Trust and Reida Renee Kazmierski. Bob Conwell and Austen Baldridge of NewQuest Properties represented the sellers. Loren Miner of Eastwood Realty represented the buyer.

Dickinson & Wheelock leased 2,864 square feet at 1001 S. Dairy Ashford. Kacie Skeen represented the landlord, Hartman Income REIT.

Crown Financial leased 3,138 square feet at 16420 Park Ten Place. Ami Figg represented the landlord, Hartman Income REIT.

Progressive Leasing extended its office lease at 14505 Torrey Chase Blvd. Jason Gibbons of Finial Group represented the landlord.

Corporate Housing Associates leased 3,003 square feet at 5151 Mitchelldale. Damon Palermo with Palermo REI represented the tenant. Justin Harrity represented the landlord, Hartman Income REIT.

Universal Home Solutions leased 2,145 square feet at 2040 N. Loop. Justin Harrity represented landlord Hartman Income REIT.

Solid State Automation and Controls renewed 7,183 square feet at 5151 Mitchelldale. Jason Gibbons of Finial Group Houston represented the tenant. Justin Harrity represented the landlord, Hartman Income REIT.

Big G Steel leased 5,493 square feet of officee/warehouse space at 751 Bradfield. John Gazzolla of Lee & Associates represented the landlord, HPI Holdings. Kyle Whieldon of Cypressbrook Co. represented the tenant.

Gordon Highlander Corp. leased 3,600 SF square feet Westport Business Park, at 6699 Portwest Drive. Heath Donica and Weldon Martin of Stream Realty Partners represented the tenant. Carter Thurmond and Jude Filippone with Transwestern represented Koll Co., the landlord.

Digital Air Control renewed its lease in 3,221 square feet at 2517 Fairway Park Drive. Robert LaCoure of Lee & Associates represented the tenant. Garret Geaccone and William Carpenter of Stream Realty Partners represented the landlord, Brennan Investment Group.

AM Construction renewed a lease for 1,746 square feet at 4250 Bluebonnet Drive. William Carpenter and Garret Geaccone of Stream Realty Partners represented the landlord, DRA Advisors.
