The big sell: There was a dramatic difference between the listing and selling prices of this two-bedroom East Vancouver condo and buyers’ agent Norm Flockhart explains why. The unit forms part of the Gardenia Villa development which has been in need of major repairs and improvements. The entire complex is beginning a huge renovation that includes all exterior cladding/siding, rainscreen installation, decks and balcony membranes and structures, roofing systems, all exterior windows and doors, and more. This suite must pay a special levy of $235,443.92 as a proportional share of the nearly $60,000,000 total cost of these repairs and improvements. This levy was added to the sale price and paid out upon completion of the sale. He concludes that with bank financing unavailable to prospective buyers due to the state of the building, this unit was sold to a buyer who could pay cash.
