High Street Residential, Trammell Crow Co.‘s residential subsidiary, is planning its first multifamily development in the St. Louis area. ESG Architecture & Design is also part of the project, with Brinkmann Constructors as general contractor.

The James will be located at 416 N. Kirkwood Road, in Kirkwood, Mo., with plans calling for a five-story, 152-unit building and some 7,000 square feet of retail space. The development is expected to be delivered at the beginning of 2024.

The James will be situated in Kirkwood’s historic downtown district, between interstates 44 and 270, close to Kirkwood Performing Arts Center and 16 miles from St. Louis Lambert International Airport.

According to a recent Yardi Matrix report, metro St. Louis had 5,112 units under construction as of March 2022. Overall, the metro’s economy has rebounded quickly after the short 2020 downturn; as of April, the area’s unemployment rate stood at a tight 2.9 percent, outperforming the 3.6 percent U.S. average.

A new community for a historic district

Senior Vice President of High Street Residential Josh Udelhofen declared, in a prepared statement, The James will be the first large-scale development planned under the new zoning guidelines of Kirkwood’s Comprehensive Plan and Downtown Master Plan. The James is also the first large-scale residential development delivered in Kirkwood in nearly twenty years.

The multifamily project will comprise studio, one-, two- and three-bedroom apartments, most of them equipped with private balconies. Common-area amenities will include a private dining area, club room, fitness center, pet wash and exercise area, indoor bike storage and repair area.

The property will also feature a large common-area terrace that will include a swimming pool and grill stations. The James will have 285 parking spots, 185 covered and 100 available for guests and retail area users. Plans also call for a plaza nearby, which will provide access to the project’s ground-floor retail space.
