Two warehouse projects on the way in Garland and Hutchins

A new Dallas-based industrial real estate venture is kicking off marketing of two new projects.

SRS Real Estate Partners recently launched the new warehouse division to take advantage of North Texas’ hot industrial property market.

The Dallas-Fort Worth area leads the country in industrial building activity, with more than 56 million in warehouse development underway.

Dallas’ Reserve Capital Partners has teamed up with Trinity Investors to build warehouses in Garland and Hutchins.

The Garland project at 1102 S. Jupiter Road will contain more than 194,000 square feet and was financed by Veritex Bank.

The Hutchins project is at 1701 S. Interstate 45 and totals almost 230,000 square feet. Jones Lang LaSalle sourced debt for the new building with with Community Bank of Texas.

“We have quietly gobbled up approximately 400 acres all over North Texas for industrial development purposes,” Brant Landry, partner with Reserve Capital Partners said. “We would expect to put some of this land in production once we get the entitlements and utilities in place if they do not exist yet.”

Reserve Capital Partners has also purchased industrial buildings in Garland and Hutchins, said Landry, who is also a managing principal for SRS Industrial.

SRS Industrial’s Shannon Johnston, Joseph Cooper, Lance Woodward and Dennis Sims will handle the leasing the new warehouses in Hutchins and Grand Prairie.

Reserve Capital’s new industrial buildings in Garland and Hutchins will be ready at the end of the year.
